In addition to JMG University, we also offer specific instructor led classes. A brief description of each class is below.
Session I
Sales and Marketing
This two-day motivational course covers JMG Realty, Inc. leasing techniques and sales philosophies including all fair housing practices. Topics include the Role of the leasing representative, product knowledge, telephone techniques, qualifying prospects, product presentation, closing techniques, marketing the community and the JMG Personal Service Agent Program, which is a large part of resident retention. The completion of many forms and all lease paperwork is also covered. The course schedule is designed to allow participants time to interact and share marketing ideas. See Class Schedule
On-Site Systems Leasing and WORK ORDERS
This intensive one and a half day course is a requirement for each on-site office employee and a prerequisite to the advanced On-Site Systems and Budget Control course given only to Managers and Assistant Managers. It is a hands-on course, utilizing IBM compatible personal computers. Through the utilization of case scenarios, each attendee learns how to enter telephone calls, traffic, applications, notices, scheduled rent changes and work orders based on JMG policy. Additional instruction is provided on prorating rent, journals, and updating resident information.
On-Site Systems Accounting and Budget Control
This two-day course is designed to instruct Managers and Assistant Managers on the more involved operations within the On-Site System. It is also a hands-on course taught through a case scenario format.
Topics during the on-site accounting portion include: move-outs, processing sodas, returned checks, posting payments and making adjustments, rent changes in the current month, transfers, write-offs, correcting transactions, late fees, and accounting month end.
The budget control portion of the course is designed to instruct the attendees in utilizations of the program to control their budget and process invoices for payment. Topics include: Accounts payable, processing purchase orders, entering invoices, and month end close.
Accomplishing these tasks in accordance with JMG Policy is stressed during both portions of this course.
Session II
Business Operations
This two-day course is designed to instruct and give information on day-to-day business operations. Topics include: Apartment Valuation, Time Management and Organization, Responsive Marketing, Move-in and Move-out Procedures, Lease Defaults, Resident Safety and Property Liability, Accounting and Income Collection, Expense Disbursement, Budget Control, Financial Statements and Owner Reporting. Company policies, procedures and philosophies are also discussed.
Human Resources
This one-day interactive course is intended for Business Managers and Assistant Managers to provide information regarding JMG’s HR procedures, policies, and forms. Topics covered include the hiring process and paperwork, benefits, payroll, and employee management (i.e. terminations, counseling forms, worker’s compensation, employee changes, and etc.). Participants have the opportunity to clarify any questions or concerns regarding HR procedures.
ON-SITE SYSTEMS ADVANCED FOLLOW-UP
This one-day course is designed to offer the managers and assistant managers an opportunity to ask questions and request the review of specific areas of the program once they have had the opportunity to work in it for a while.
